A very important project for Studio Nagara, Independence house meant just that. The occupier of this bungalow was a wheelchair bound child who would eventually be able to have a dynamic living space which he can access anything without the challenges he has previously faced. His supportive parents wanted to think outside the box and really make a showcase of this property.
Studio Nagara obtained planning approval for an additional loft level and a large increase in habitable space at ground floor level. We ensured all spaces were compliant for wheelchair use.
The client initially opted to go down the Pre-Application route knowing that they had a complex site with difficult neighbours. We advised in detail, of the benefits of a scaled back solution whilst still maximising the volume.
During the construction, the client requested alterations to the external appearance of the property. We advised and directed the client through all the lawful routes to achieve these amendments.
Located in a conservation area, there were many constraints associated with this site. The design was required to be in character with the local context.
We worked hard with the client reviewing many other properties and the conservation area design guide to execute a scheme that was approved without any hiccups.
This local authority supported our proposal to add a rear extension to the property. It was identified that the garage conversion which could normally be applied for under permitted development had its rights removed and as such we were required to obtain planning permission which was assessed against local planning policies.
The property benefits from much needed additional habitable space for a large open plan kitchen and amenities at ground floor level.
The client being a front line police officer, required a service that was quick, efficient and able to obtain approval for his tenants for a loft conversion for much need additional space for their large family.
Studio Nagara stepped in, offering solutions of how best to use the space and worked within permitted development guidelines to calculate the maximum loft space achievable at this end of terrace property.
Limited with low ceiling heights and close proximity to neighbours, we worked within the client’s budget to create space for an additional bedroom at ground floor level for an elderly family member and created an additional bedroom at first floor level with a neat and in-character 2-storey rear extension.
The extension has been designed to be sympathetic towards the neighbouring property. We were really motivated to help these first-time home owners take those scary steps in getting their development project off the ground.
In order to achieve maximum floor space at ground floor level, the best route for this is creating a 6 metre rear extension at the rear of the property. This houses a brand new large open plan kitchen/dining and living space.
Having successfully obtained approval, Studio Nagara undertook similar project at a further three properties on the same street.
This was a large detached family home. The homeowners required maximum enlargement of the property to compliment their budget and growing family needs.
We managed to obtain a well-designed 2 storey side and rear wrap around to the property. Our aim was to retain as much of the quirky character and form of the property whilst making the wrap around element appear subordinate to the original house.
We achieved a huge 100+ square metres in area to the property.
The homeowner appointed Studio Nagara to achieve a maximum scheme to be achievable under Permitted Development.
Over several revisions and subsequent planning approvals, we were able to add a large 6m rear extension, side extension, loft conversion, a front porch and a large rear outbuilding.
This was a very rewarding piece of work for Studio Nagara and tested our knowledge of planning requirements for every element.
